PROJECT SCOPE

• Total of 68 self-contained rooms, each with private bathrooms and kitchenette facilities.
• Provision of car parking spaces, bicycle storage, and service rooms in accordance with DA requirements.
• Individual split system air conditioners for each room.
• Ducted systems for communal areas.
• Mechanical ventilation for internal and non-ventilated spaces.
• A dedicated pressurization fan system.
• Automatic activation via the building’s fire indicator panel (FIP).
• Pressure relief dampers to maintain required pressure differentials.

Boarding House

The HVAC system designed for 87–91 Middle Street, Kingsford, is tailored to meet the operational requirements of a modern New Generation Boarding House, ensuring comfort, energy efficiency, and low maintenance for long-term occupancy.

Fresh air intake and exhaust systems are integrated into the overall design to support indoor air quality, with noise attenuation measures implemented to minimise disruption in the densely populated environment. The HVAC design prioritises energy efficiency, using inverter technology and smart thermostats where applicable, reducing overall operational costs and aligning with sustainable development goals.
